Information for Landlords

With our expertise, professionalism and local market knowledge on your side, letting your property can be swift and stress-free. We will take care of all the details on your behalf, and care for your property as if it’s our own.

Our aim is to find reliable tenants, to let your property quickly, and to deliver a steady income by keeping the property occupied.

Rent

We will be pleased to call to advise you on the market rent for your property. Rents are payable by the tenant monthly to our client account. You will be paid direct from this account and we will also prepare and send you monthly statements for your records.

Deposit

We collect a deposit from the tenant to safeguard against damage. At the end of the tenancy we will inspect the property and the costs of any work attributed to the tenant will be deducted from the deposit.

Tenant

We will find a suitable tenant for your property and take up references and credit checks. Although I can not personally guarantee to find the ‘perfect’ tenant I will do my up-most to find one near to perfect as possible

Agreement

We will prepare a legal agreement under current legislation to suit your particular circumstances. In general this will be for a period of not less than 6 months and then renewable on a month to month basis. This gives you the flexibility to re-occupy the house after giving the tenant two month's notice to quit. Similarly the tenant may terminate after the initial period by giving one month's notice.

Rates and Services

The payment of water rates, council tax, gas, electricity and telephone bills are generally the responsibility of the tenants.  We will contact the relevant services to inform then of new tenants and set up accounts in their name. 

Repairs

Landlords are responsible for all repairs to the property with the exception of window glass or other breakages caused by the tenants. Small repairs can be carried out by our contractors, or ones nominated by you, and their charges deducted from your account.  We have a large database of reliable contractors that we use.  We will always ask for instructions before commencing any large-scale repairs.

Insurance

We provide information and help on rent and legal protection insurance which are important considerations when letting your home.  County Lettings does recommend that all our landlords take out rental guarantee and legal expenses insurance.  Taking the correct measures and preventative action can make letting your property simple and trouble-free. 

We use two companies which specialize in flexible rent and legal protection cover exclusively for the rental market, Letsure & Maras.

As part of our full management service, we will:

  • extensively advertise your property
  • carry out all viewings and secure suitable tenants
  • carry out tenant interviews and research references
  • draw up tenancy agreements
  • manage all utilities 
  • collect the rent and account to you monthly
  • manage on-going repairs and maintenance on your behalf
  • arrange a thorough "check out" inspection
  • carry out property visits during the tenancy
  • re-market your property one month before tenants leave 
  • take care of any administrative work care for your property as if it were our own
  •  

    We also provide a tenant finding only service where full management is not required.
